A Pre-delivery Quality Inspection (Home Inspection) is essential when a developer or builder asks a customer to take delivery of a house, flat, or villa. This inspection ensures that the home is in excellent condition for occupancy and that the builder has met all the agreed-upon specifications and quality standards.
For new properties, inspection services should be availed before possession, i.e., when the builder communicates that your property is ready for handover. This helps identify any defects or issues.
For old properties, a home inspection before purchase allows you to assess the condition and use the report for negotiations.
If you've already taken possession, an inspection is still beneficial for identifying potential issues.
Before the inspection, it’s helpful to provide the following documents:
• Property layout plan (floorplan) with dimensions.
• Agreed specifications of the materials used (usually found in the annexure of your sale agreement).
• Electrical diagram of your unit.
A typical residential flat or villa inspection takes 4 to 6 hours. The time may vary depending on factors such as property layout, access, and whether the property is furnished or bare shell. Older and larger homes may take longer to inspect.
